What You Need to Consider Renting or Buying a House in Rwanda

Having a shelter or a place to stay is a basic need for everybody,and it is the right of people to have a place to stay or run a business anywhere you want. To do so  you can either buy or  rent a house, and it becomes more stabilizing if you can get that place in a secure location like Rwanda, a country of a thousand hills.

However, some people  think of renting or buying a house in Rwanda which   is  suitable for them, but they get stuck because they don’t know exactly what they have to consider while renting or buying a house in Rwanda. 

Therefore if you consider the following points before you rent or buy a house in Rwanda you will end up finding a perfect house.

 

1. Your Budget

While you look for a house to buy or rent you have to think realistically about your financial situation , there you will decide the amount of money you are willing  to spend on either renting or buying a house, not just the your monthly payment to the landlord. 

Once you have defined your budget, then it will be easier for you to check the options available to purchase within your means which saves you time.

 

2. Choose a location

The location is a very important point to consider before you rent or buy  a house in Rwanda ,, because you have to check if that house you are willing to rent or buy is at the safe location not in high risk zone,where you will not be affected by natural disasters and have to move again after loosing your investment.

Look at the infrastructures surrounding your house’s location like roads, schools and so on where transport won’t be a problem for you,electricity,internet signals and also  where you have access to clean water for the sake of your well being.

You also have to consider your view preferences that you do not end up moving out just right after you moved in your new house you bought or rent,for instance if you like hilly views you might consider getting a nice location in Kigali or elsewhere.

You also have to  choose a location which is accepted by the government of Rwanda for the actual activities as planned by the government,for example you can not put a factory in a place which was reserved for living,there you need to look  for a house which is located  in the industrial zone. The government of Rwanda has done a great job of putting up a master plan for different cities to help you know what the land is supposed to be used for. 

Buy or rent a house that targets your potential customers,for instance if you want to rent a house investing in real estate, you need to choose a location where your target customers will be comfortable to live in. 

 

3. Know your house preferences

Living in a house you like is necessary , starting from the external  view  I mean the look from outside to the painting inside the house the point here is that if you live in a house you really like it feels like a sweet home where you can sleep a very good rest ,or run your business in a house that is comfortable for your activities. 

If you like a big space  for your equipment you should put that on the list  before you pay for that house to avoid any regret after you move in

If you  want a personal bathroom check that too because if you don’t you might end up finding yourself in a situation where you have to share the bathroom and some other parts of the house like the main living room or kitchen. For many foreigners living in Rwanda, you have to know whether you need a fully furnished house or unfurnished house.

4. Land use plan if you are buying a house

Rwanda aims at protecting the environment and effectively managing it’s natural resources. Therefore, a land use plan has been drafted and the cities master plan put in place to allocate different activities in different areas. According to RWANDA LAND MANAGEMENT AND USE AUTHORITY,in their program called Rwanda national land use planning guidelines(NLUPG),set some guidelines for  proper use of land in Rwanda, as for someone looking for a house to buy or rent in Rwanda you should look into those guidelines before you take action depending on purpose of use.  There is land which is reserved for agriculture,industrial location,etc…

 

5. Legal perspective

 It is crucial to look at the legal aspect too before you rent or buy a house in Rwanda,you should know if the owner of the property is the real owner legally

And this  point is confirmed when the seller has a land certificate which is offered by the government of Rwanda

Also you have to make sure that a house you are buying or renting a house in Rwanda is not pledged as a collateral security for loan,as a buyer you have to check if the seller has a consent from the money lender that all appropriate amounts have been paid for the release of the property.
